Texas Mortgage Rates: What Buyers Should Watch This Week

If you are buying a home in Texas, mortgage rates remain one of the biggest variables affecting your purchasing power. And this week could be particularly important because several major economic reports are scheduled that have the potential to move the bond market—and, in turn, mortgage pricing.

As of August 27, 2026, the latest Freddie Mac Primary Mortgage Market Survey showed the average 30-year fixed mortgage rate at 6.66%, compared with 6.65% the previous week. The average 15-year fixed rate was 5.98%.

Those figures are national averages, not a quote for an individual Texas borrower. Your actual mortgage rate can vary based on credit, down payment, property type, occupancy, loan program, points, loan size and other underwriting factors.

For Texas homebuyers, the more important question may therefore be:

What could move mortgage rates next—and what should you do about it?

Mortgage Rates Have Been Relatively Stable

Mortgage rates have spent the last several weeks trading in a relatively narrow range. Freddie Mac reported the following average 30-year fixed rates:

That stability is important. It means buyers should not necessarily structure their entire home search around trying to predict one dramatic rate move.

Instead, buyers should understand what drives mortgage rates, know what payment works for their budget and be prepared to act when the right combination of property, financing and price becomes available.

What Could Move Texas Mortgage Rates This Week?

This is a potentially important week for economic data.

The Bureau of Labor Statistics is scheduled to release July Job Openings and Labor Turnover Survey (JOLTS) data on Tuesday, September 1, followed by the August Employment Situation report on Friday, September 4.

Why should a Texas homebuyer care about employment reports?

Because mortgage rates are heavily influenced by expectations surrounding inflation, economic growth and Federal Reserve monetary policy. Stronger-than-expected economic or employment numbers can sometimes place upward pressure on bond yields and mortgage rates, while weaker data can sometimes have the opposite effect.

There is no guarantee of either outcome. Markets frequently move before reports are released because investors trade based on expectations.

Inflation Remains an Important Part of the Rate Story

Inflation also continues to matter.

The July Consumer Price Index showed overall consumer prices 3.4% higher than a year earlier, down from 3.5% in June.

Federal Reserve Chairman Kevin Warsh also said in his August 28 Jackson Hole remarks that inflation remained above the Fed's 2% objective, while describing the labor market as relatively stable.

For mortgage borrowers, that combination matters because persistent inflation can make a rapid decline in longer-term interest rates more difficult.

Don't Confuse the Fed Funds Rate With Your Mortgage Rate

One of the biggest misconceptions among homebuyers is that the Federal Reserve directly sets mortgage rates.

It doesn't.

The Federal Reserve controls a short-term benchmark rate. Mortgage rates are market-driven and are closely connected to Treasury yields, mortgage-backed securities, inflation expectations and broader investor sentiment.

That means mortgage rates can sometimes fall before the Fed cuts rates—or rise even when the market expects future Fed cuts.

Waiting solely for a particular Federal Reserve announcement can therefore be a risky homebuying strategy.

What Does a Small Rate Change Actually Mean?

Consider a $400,000 30-year mortgage, excluding taxes, insurance, HOA charges and mortgage insurance.

At 6.50%, principal and interest would be approximately $2,528 per month.

At 6.75%, it would be approximately $2,594.

At 7.00%, it would be approximately $2,661.

A half-percentage-point difference from 6.50% to 7.00% represents roughly $133 per month on this example.

That's meaningful—but financing decisions should still be evaluated in context.

A buyer who negotiates a lower purchase price, seller-paid closing costs or a mortgage-rate buydown could potentially create more value than someone who waits months hoping for a slightly lower market rate.

Texas Buyers Should Watch Builder Incentives Too

Texas buyers should also look beyond the headline mortgage rate.

In markets where builders have inventory to sell, incentives can sometimes include:

Ā·Seller or builder closing-cost contributions

Ā·Temporary rate buydowns

Ā·Permanent rate buydowns

Ā·Price reductions

Ā·Design or upgrade credits

Ā·Other financing incentives

The lowest advertised interest rate is not automatically the best financial transaction.

Compare the entire deal.

Should You Lock Your Mortgage Rate This Week?

There isn't one correct answer for every borrower.

If you already have a property under contract and the current payment fits comfortably within your financial plan, locking can eliminate the uncertainty of rates moving higher before closing.

If your closing is further away and you have sufficient risk tolerance, there may be circumstances where floating the rate makes sense.

The key is understanding the tradeoff rather than trying to perfectly time the market.

Why Working With a Mortgage Broker Can Matter

Different lenders can have different pricing, underwriting overlays and loan programs at the same point in time.

That is where working with an independent mortgage broker can be valuable.

The latest Freddie Mac benchmark puts the national average 30-year fixed mortgage rate at 6.66%, but economic data could create volatility this week.

Instead of asking only:

"Are mortgage rates going down?"

Consider asking:

"What combination of rate, price, credits, loan structure and monthly payment gives me the best overall transaction?"

That's a much more useful question.
